How it works (i.e. the fees):

  • $100.00 per hour for plumbing, heating, and air conditioning, $90.00 per hour for electrical, $80.00 for general construction and handyman work, plus a $35.00 service charge/call out fee. Minimum Charge $35.00 service charge plus two hours plus materials.
  • I prefer to buy quality parts from trusted local supply houses, and if I supply the parts I will guarantee both the parts and my labor for 1 year (some parts may also have a longer manufacturers warranty.)
  • If you have already bought parts from a store (such as home depot or lowes) I will warranty my labor but not the parts.

Examples of work done:

My main focus is any plumbing, heating, electrical, or AC work, but if time allows I am happy to take on other jobs, large or small:

Larger projects:

  • New 200 amp Electric services
  • Whole house rewiring
  • Complete electrical and plumbing work for additions, renovations, kitchens, basements, etc
  • General construction renovations
  • Painting
  • Roofing

All the little things no one wants to do:

  • Hang the curtain rods
  • Install the new shelf
  • Install the baby gate
  • Tighten the loose screws around the house
  • Patch the hole in the wall
  • Caulk around the house
  • Assemble that IKEA furniture
  • Hang the pictures

Some of the harder things that need to be done:

  • Stop the running toilet
  • Fix the leak under the sink
  • Replace the bad receptacles and switches around the house
  • Replace existing receptacles with GFI receptacles in the kitchen, bath, and outside
  • Replace that leaky outside faucet
  • Replace the broken deck board
  • Assemble that new computer
  • Relocate the cable TV cable
  • Install the computer network cable to the other end of the house

Some of the House Upgrades People Like:

  • Install the ceiling fan
  • Install the new chandelier and light fixtures
  • Install the garbage disposal
  • Replace the kitchen sink faucet
  • Replace the shower head
  • Replace the bathroom faucets
  • Install the instant hot
  • Install the microwave over the oven
  • Install those outside low voltage lights
  • Replace the outside lights with motion sensor/light activated lanterns

Some help in making sure the house is safe:

  • Fire detectors installed
  • CO detectors installed
  • Make sure railings are secure and installed where needed
  • Make sure a fire extinguisher is near the kitchen
  • Make sure smoke detectors are working, install more as needed
  • Check the hot water temperature – Too hot will scald elderly and children
  • Check the spacing on stair and deck balusters so children don’t fall thru or get head stuck

Some help with making the house useable for all:

  • Change the doorknobs to levers for ease of use
  • Put motion activated lights on switches
  • Advice on ramps for wheelchairs

Electrical Safety:

  • Replace receptacles and switches with burn marks
  • Install cover plates on receptacles and switches where missing
  • Replace that 3 way switch that doesn’t work
  • Recommend additional electrical circuits to stop that nuisance circuit breaker trip
  • Install rain covers on outside receptacles
  • Replace existing receptacles in bath, kitchen, and outside with GFI receptacles

Some help with Heating and Air Conditioning:

  • Change the filters
  • Bleed the air from hot water systems
  • Cure the noise when the fan starts
  • Stop the overheating of that steam radiator
  • Advise on upgrading furnace, boiler, or AC system
